My company has purchased the former Trojan Yacht warehouse building located in Lancaster, Pa.
The building sits on 17 acres and totals 142,489 square feet, 90,800 square feet of which was leased immediately to an existing tenant expanding their space by nearly doubling their size. 43,900 square feet remains available for lease to the rear of the building.
My company plans to renovate the property to spruce it up for tenant use. Renovations include a “re-skin” of the building, meaning new metal siding with insulated panels, a new roof with insulation, new dock doors, new sprinkler system, new energy efficient lighting, and new natural gas heat system. The entire interior will be repainted and the parking lot will be repaved.
Behind the building is another lot that is approximately 5 to 6 acres currently used for truck and trailer parking for lease. Eventually, another building will constructed on this lot.
I was not aware that Trojan Yachts was previously located so close to where I work and live.
