We went for a drive a couple of weekends ago to Bass lake. For those who don't know, it's about an hour above Fresno heading towards Yosemite. Great little lake. They filmed the "Great Outdoors" with John Candy and Dan Ackroyd(sp) at this lake.




We walked into a real estate office and visited a few houses for sale in the area. This one doesn't look like much on the outside.

but.....with your own lakeside dock one can expect to pay in the low 1.2mill range



For a more reasonable 500k, this one is a 1/2 mile walk to the lake



and you get a slip for your boat with the deal



Just thinking of investment possibilties for myself and thought I would show some pics. The bad part is there is not alot of rental traffic in the winter. Maybe with some advertising about Yosemite and skiing further up. Very nice community tho.

Skiing at Sierra Summit or Badger Pass?

Does that last one give you a launch ramp too?

Water level looks low. Is this one of the Edison power generation lakes?

How's the temps up there at this time?

Bass Lake was also the site for the Hells Angels' annual rumble from 1963 until I don't know when. They made it really big in, like, '68 with some of the antics and allegations from the '68 run. Hunter S. Thompson rode with them back then.

Great pics!

We love Bass Lake!

We make three trips up there per year. We stay in our motorhome at the RV Park right next door to Ducey's. We have enjoyed the Mother's Day and Father's Day Buffet there each year for the past four years so far.

I've looked into the local real estate market with the thought of retiring up there, but as you mentioned, 1 million plus for anything near the waterfront! Maybe if I hit the lotto...

We used to drag our Sea Ray up there, but then started renting various boats from the marina instead. Sometimes it's nice to just be able to walk up to a boat, hop in and go. And even better to get back to the dock and not have to worry about cleaning or hauling it out! Plus they charge an annual fee for your boat whether you use it one day or a hundred, and a huge amount for overnighting at their dock. Plus launching fee.

Every time that we go there, the kids stand in the bait shop/store and watch the never-ending video of the Great Outdoors movie. Too funny!

I did treat my wife to the "romance" package without the kids at Ducey's/The Pines Resort once for her birthday. No boat required...

We'll be back up there next spring!

Badger pass, Sierra Summit is in different area I think. Edison power lake, water level was at it's lowest said the agent. The water levels stay more constant than the other lakes in the area like Millerton, and Pine flat.


The houses we were shown all had a slip with them. Yearly fee was required for the slip maintenance. Having your own personal dock made the price skyrocket. When we were there the temps were in the low 90's still. There was still wakeboarders going crazy. They make you take the boats out of the lake in late Oct.

are there a lot of boats typically there? how's the ramp into the water?

Summer months gets crowded. I'm not sure about the ramps, maybe Aboater could shed some light.

There is a public ramp near the lower part of the lake.

There are also a few ramps at some of the Waterfront Resorts.

From our experience there, most regulars keep their boats at one of the many "community" docks.

As we found out early on, it is expensive for "outsiders" to launch and berth their own boats on the lake during their stay.

That is just one of the reasons that we stopped taking our own boat up there and just rent one of the various models at The Pines Resort.

Some of the waterfront home owners intalled their own ramps too.

Due to the relatively small size of the Lake, one of the rules is to travel in a counter-clockwise direction.

We really enjoy it there!

Since the water in a lake is at the same elevation, what is the "lower part of the lake"?

What the locals call the southern section near the dam.

Or in other words, the flatter area (not as many hillsides and tree's) and where the water can be released.

The water has to flow "down" right?

Okay, it does go down. If the power generator inlet is below the water surface then the water surface elevation will be a constant, though. If that inlet is at the surface, then the water level will actually be lower there.

There is a creek that feeds into the "upper" (LOL) portion of the lake.

If you ever get the opportunity to check the place out, do it.

It's about an hour east of the 99 near Fresno.

It's also about 14 miles away from the south entrance to Yosemite. We've made a few trips into the Park during our stays at the RV resort.
