Becuase of the terrain & the fact that it's a Corp's lake waterfront lots aren't that plentiful, at least from what I've seen in the limited ares I've been on. And, that price is just for the LOT, not with a home. I did notice it was just for a lot.  $50,000 for a lot on or near the water with a dock sounds pretty cheap to me though after living in California. Even in our deflated real estate environment, that's about 1/10th of what a lot with water access costs in my neighborhood. I've been giving some thought to moving back to the midwest, and prices like that are a definite incentive to do so. I agree $50,000 for just the lot doesn't seem to bad. My parents bought a lot on Kentucky Lake and are building their retirement home there. I'm pretty sure they paid more then that. It's going to be a great place to drop of the kids for the summer That is cheap. The place where my grandparents have their cottage. Crystal Lake, MI, there are a few lots people are selling of. Just for the LOT...50' of frontage by about 120' deep...start at 1/2 a mil...yes $500,000
